Summary

Rent Price Shifts examines the complex dynamics influencing global rental trends in an era of urbanization. It dissects the factors affecting housing affordability, emphasizing the interplay of wage growth, urban density, and governmental regulations. Did you know that wage growth, when not aligned with productivity, can actually worsen rental burdens in high-demand areas? Also, urban density, often seen as a negative factor, can be managed through strategic urban planning. The book uniquely bridges economics, politics, and urban studies, providing a holistic perspective. It starts by establishing a framework for understanding rental markets, then builds its arguments around wage growth, urban density, and governmental regulations, using case studies from around the world. By incorporating empirical evidence and geospatial data, Rent Price Shifts goes beyond simple explanations. This book is valuable to economists, political scientists, urban planners, and anyone interested in the housing market. The book progresses by presenting arguments in a logical, evidence-based manner, acknowledging limitations. It is tailored to appeal to a wide range of readers.

The Second Estate - How the Tax...

A revelatory book that lifts the curtain on America’s most consequential public deception: how the rich get richer using tools the government gave them.

Amid conflicting narratives about the drivers of wealth and inequality in the United States, one constant hovers in the background: the US tax code. No political force has been more consequential—or more utterly opaque—than the 7,000-page document that details who pays what in American society and government. Most of us have a sense that it’s an unfair system. But does anyone know exactly how it’s unfair?

Legal scholar Ray D. Madoff knows. In The Second Estate, she offers an unprecedented look behind the scenes of America’s byzantine system of taxation, laying bare not only its capacity to consolidate wealth but also the mechanisms by which it has created two fundamentally separate American societies: the working Americans who pay and the ultra-rich who benefit.

This is not a story of offshore accounts or secret tax havens. In The Second Estate, Madoff shows that the US system itself has, over time, been stripped and reconstituted such that it now offers a series of secret paths, hidden in plain sight, for wealthy people in the know to avoid taxation altogether. Through the strategic avoidance of traditional income, leveraging of investments and debt, and exploitation of rules designed to promote charitable giving, America’s wealthy do more than just pay less than their share; they remove themselves from the tax system entirely. Wealth becomes its own sovereign state, and the living is surprisingly—and maddeningly—cheap.

On May 14, 1948, the British Mandate officially expired. That same day, the Jewish National Council issued the Declaration of the Establishment of the State of Israel. About 10 minutes later, President Truman officially recognized the State of Israel, and the Soviet Union also quickly recognized Israel. However, the Palestinians and the Arab League did not recognize the new state, and the very next day, armies from Egypt, Syria, Lebanon and Iraq invaded the former British Mandate to squelch Israel, while Saudi Arabia assisted the Arab armies. Jordan would also get involved in the war, fighting the Israelis around Jerusalem. The eventual armistice lines became known as the “Green Line,” and the conflict has continued to involve those lines and the issues that were contested in a war now nearly 70 years old.
In early June 1967, the Israelis captured Jordanian intelligence that indicated an invasion was imminent and thus launched preemptive strikes. Over the next six days, the Israelis overwhelmed the Egyptians in the west, destroying thousands of tanks and capturing the Gaza Strip and the entire Sinai Peninsula. At the same time, Israel drove the Jordanians out of Jerusalem and the West Bank, and it captured the Golan Heights from Syria near the border of Lebanon. In the span of a week, Israel had tripled the size of the lands it controlled. Israel had gone from less than 10 miles wide in some spots to over 200 miles wide from the Sinai Peninsula to the West Bank. Israel also unified Jerusalem.
On October 6, 1973, Syria and Egypt caught Israel off guard during the Jewish holy holiday of Yom Kippur, surprise attacking the Sinai Peninsula and Golan Heights. The Israelis turned the tide within a week, going on the counteroffensive and winning the war within 3 weeks.
