Professor Rhys Davies doesn’t believe in ghosts—at least not the sheet-rattling, chain-dragging variety. But when research for his book on California hauntings leads him to the crumbling seaside ruins of Berkeley House, skepticism becomes harder to maintain. 
Especially when the house’s intimidating, tight-lipped caretaker, Sam Devlin, makes it very clear that neither Rhys nor his questions are welcome. 
Legend claims that over a century ago illusionist David Berkeley died there, cursing the mansion with his restless spirit. Rhys expects dusty archives and local folklore. What he finds instead are secrets, danger, and an attraction to Sam that’s far more unsettling than any haunting. 
Because some things refuse to stay buried—and not all ghosts are from the past.
